Common mistakes buyers make

Skipping pre-approval

Without a pre-approval, you're guessing at your budget. Sellers won't take your offer seriously without one.

Falling in love with photos

Listings use wide-angle lenses and great lighting. Always visit in person. Photos can be misleading about size, condition, and the neighborhood.

Forgetting closing costs

Beyond your down payment, budget 2-5% of the purchase price for closing costs. I'll help you estimate this early so there are no surprises.

Rushing the process

Northern New Jersey has its own rhythm when it comes to real estate. Property taxes are higher than the national average, so understanding the tax implications of each town is critical. Some towns have lower taxes but higher home prices; others are the reverse. I help you look at the full picture, not just the sticker price.

Commute times vary wildly by town and by mode of transit. A town with NJ Transit bus access might give you a better commute than one that looks closer on a map. I know which towns have express trains to Penn Station, which have PATH access, and which ones will have you sitting on Route 46.

The competitive landscape also shifts by price range and town. In the $350K-$900K range I focus on, some areas have multiple-offer situations while others give you room to negotiate. Knowing which is which matters.
